Bathroom Remodel — Scope of Work

Project Overview

Master bathroom remodel converting an existing tub/shower combo to a fully tiled walk-in shower with frameless sliding door. Aesthetic direction: warm modern-rustic spa. All new fixtures are matte black. Existing vanity, mirror, light fixture, and wallpaper accent wall are retained.

Current Bathroom — Before Photos

Existing tub/shower combo to be fully removed. Vanity, mirror, lighting, and wallpaper accent wall are staying.

Design Direction — Rendered Concept

Reference render showing overall direction. Actual selections: Birch ribbon 24×48 back wall (horizontal layout), dark penny mosaic shower floor, sage botanical niche accent tile, DreamLine Enigma-X matte black sliding door, Kohler Santa Rosa toilet. Bathroom floor and exact door TBD.

Scope of Work

• •Remove existing tub/shower surround unit completely
• •Remove existing toilet
• •Demo bathroom floor tile if replacing (confirm with owner)
• •Cap or re-route existing tub drain plumbing for linear drain
• •Protect vanity, mirror, and all fixtures not being replaced

• •Rough-in for Oatey Vivante 24" linear drain (matte black, square grate, item 5013899505)
• •Rough-in and install Delta Modern 14 Series MultiChoice valve (model 342702-BL, matte black)
• •Install rain head supply line and ceiling arm
• •Install Kohler Santa Rosa toilet (model 32901-0, 12" rough-in — confirm before ordering)

• •Install cement board or equivalent substrate on all shower walls
• •Apply full waterproof membrane (RedGuard or Schluter Kerdi) to all shower surfaces
• •Slope shower floor toward linear drain — mud bed required
• •If heated floor selected: install Schluter DITRA-HEAT uncoupling/heating mat on bathroom floor

• •Back wall: Birch Wood Look Ribbon 24×48 porcelain, 44 sq ft — horizontal layout
• •Side walls: TBD tile (owner selecting), 52 sq ft — horizontal layout
• •Shower floor: Dark Gray Penny Mosaic unglazed, 17 sq ft — seal grout after install
• •Niche (48×16"): back face = Venetian Vineyard 8×8 sage botanical; sides = birch ribbon from overage; top/bottom = TBD
• •Bathroom floor: TBD tile or LVT, 34 sq ft (owner deciding)
• •Seal all grout after installation

• •Install 1 wet-rated IC-rated recessed can light over shower — wire to existing vanity switch (no new switch)
• •If heated floor selected: run dedicated 240V/20A circuit from panel; install GE THQL2120DFEP AFCI/GFCI combo double-pole breaker; 12 AWG wire; pull permit and schedule inspection

• •Install DreamLine Enigma-X frameless sliding door (matte black) — measure opening AFTER tile is set (fits 56–60")
• •Install Delta Modern 14 Series rain system (matte black, model 342702-BL)
• •Install Kohler Santa Rosa toilet
• •Install Jamestown Oak thresholds at 2 doorways — low-profile at pocket door
• •Touch up paint as needed
